April 27, 2026 at 4:16 amI would not recommend moving in here. The apartments are overpriced for what they are. Small bedrooms, cheap floors and appliances. The dumpsters are always overflowing with garbage. It’s pet friendly which is great, and they provide waste bags and disposal areas, however the bags are often empty. Many people just don’t pick up after their pets, dog feces are everywhere. We had issues with billing as soon as we moved in which took months of continued follow up with the leasing office to finally resolve even though we were assured multiple times it would be taken care of. Trying to call the leasing office is a headache, you must speak to some AI prompt, then be put on hold only to have it hang up on you. They have two phone numbers online and this happens regardless of which one you call. Moving in is easy, that was quick. Probably because they just want your money and to fill their many vacant apartments. Once you’ve moved in, or out, they don’t care. Multiple people were evicted in the year that we lived there. We moved out in March (it’s almost June now) and have still not received our security deposit back despite giving written notice that we intended to vacate in January. They are supposed to return it within 15 days or provide you written notice within 30 days if they intend to hold any money from your deposit for damages. We left our apartment as it was when we moved in. I called and spoke to Ali on April 28th and was told it would be mailed to my new address, which I had also given in writing in person to Ali herself after doing our move out walkthrough together and was told it would be mailed within a week. It’s now the end of May and we have still not received our deposit back. A word of advice, do not make promises to the clients you serve if you are unable to or do not intend to keep them. That is unprofessional. All that aside, the few times I did have to call maintenance, they were quick to follow up and resolve the issues- they are great. Don’t waste your time moving in here.

April 27, 2026 at 4:16 amThe Resia Biscayne is absolutely a great place to live in the south florida area. The facilities are beautiful and well maintained! The staff are all delightful and so good at their jobs, I love everyone who works there. The road in front of the complex can be difficult to exit & enter so just be careful when driving in! Other than that it is absolutely perfect 🙂 My husband and I have loved our time here so far!

April 27, 2026 at 4:16 amI have lived here for almost two years and have no complaints. The administration is great and professional. They solve any inquiries you immediately. The only complaint I have is that they have too little handicap spaces. Maintanence is great.

The trash is always over flowing instead of putting the trash inside the dumpsters they throw them outside of it on the ground always piled up. It looks so disgusting and makes the whole complex dirty. Management tried to fix problem by giving everyone boxes and leave by your door and someone would come and pick up on certain days but that didn’t work. They should have 0% tolerance knowing these apartments aren’t cheap. The only good thing it’s right off the turnpike.
Update: I had to leave due to my heath and safety. Trash always overflowing I couldn’t enjoy balcony due to smell and sight. Smoking marijuana all over the place the smell comes into the apt. Kids running around in hall, on stairs as well as above me even 3 am. Floors and walls are thin. Brought to Mngmnt attention several times and nothing was done they would always say we have to call attorney and I would never hear outcome. The turnover is crazy people always moving out. I would not recommend this place unless you don’t mind the problems. It would be a great place if they would crack down on the problems.
