Palazzo West

I am absolutely outraged by how Palazzo West handled my move-out after more than four years as a resident. They charged me hundreds of dollars for painting and cleaning that are clearly considered normal wear and tear under California law, costs that should never have been passed on to me. Even worse, the invoices they provided contained incorrect addresses and wildly inconsistent amounts, raising serious questions about their accuracy and honesty. Their own inspection report shows $50 for cleaning, yet I was billed $235, and they have refused to explain the difference. When I pressed them for documentation, I was met with evasive responses and dismissive emails.

Their mission statement claims they “provide a respectful environment delivered by a team of people who care,” but my experience was the complete opposite.. disrespectful, dishonest, and careless. It feels like they are trying to overcharge former tenants and hope no one fights back. I will be filing official complaints with California authorities and sharing my story widely so future renters are aware of how Palazzo West treats loyal residents. Think very carefully before signing a lease here.

I toured Palazzo West Apartments in Los Angeles about a month ago in preparation for relocating from Texas. During the tour, the representative, Yesenia, showed us a beautiful, upgraded unit with modern finishes, upgraded appliances, built-ins in the closet, and a bright patio. I was told that the exact apartment wouldn’t be available at the end of November, but that there was an identical unit across the way.

I asked to see it, but was told it “hadn’t been cleaned” and couldn’t be shown. I was repeatedly assured it was the same layout, finishes, and upgrades, and relied on that representation when I signed a lease.

Fast forward to November 25, the day I arrived from out of state with movers:

The apartment provided was nothing like what was shown.
• Dark, cramped location with no natural light
• Different, downgraded colors and finishes
• Different appliances
• Not the same built-ins in the closet
• Overall quality dramatically worse than what was represented

It was not “identical” in any reasonable sense.

When I raised the issue, I was met with dismissive and rude treatment. The only “solution” offered was cancelling the lease — but I was informed that I would be charged daily rent as long as my belongings were inside, putting me in an impossible position.

I had just relocated across the country and now had no place to live, no alternative accommodations, and was forced to pay movers again to repack everything and move it to storage. This mess has cost me thousands of dollars, not to mention the stress of being unexpectedly homeless in a new city.

To make things worse, they have still not refunded my nearly $4,000 deposit. Instead, they sent me an email stating that my information was forwarded to “legal” to help with the refund. Over a week later, I still have no money back, no timeline, and no indication that they are in any hurry. This has left me in an even more precarious financial position after already incurring massive moving and storage expenses.

I am now seeking legal advice regarding whether the representations I relied on were materially misleading, because this experience has created severe and avoidable financial losses.

This entire situation could have been prevented by:
• Honest, accurate disclosure of unit condition
• Allowing a viewing of the actual apartment before signing
• Basic professionalism when a major problem was raised

Instead, I was left stranded, out thousands of dollars, and scrambling for housing in Los Angeles at the last minute.

Recommendation:
If you are considering leasing here, insist on seeing the exact unit you’ll be moving into — not a “similar” one, and not a “representative sample”.

My personal experience here was financially damaging, stressful, and characterized by a complete lack of accountability. I would strongly encourage prospective tenants to proceed with extreme caution.

I relocated my entire life based on promises that turned out to be false, and when confronted, I was left to absorb the consequences alone. I would never recommend this community to anyone.
