I recently leased an apartment here and had a great experience from start to finish. Dominque was professional, responsive, and made the entire process smooth and stress free. He answered all of my questions clearly and kept everything moving efficiently. I truly appreciate the support and would definitely recommend this community to anyone looking for a seamless leasing experience.

This has been the worst housing experience I’ve had, even compared with the slumlord college rentals I’ve lived in. The property is consistently disorganized and shows little regard for residents; nearly every week brings a new issue.

Amenities are unreliable:
The community grill was frequently unusable due to gas shutoffs (leaks/other issues), so I stopped trying to cook there entirely.
The pool was closed for most of my first summer, awaiting inspection.
The gym and leasing office were under construction far longer than planned, making the gym unavailable. When the gym reopened, I encountered two homeless people sleeping inside.
Parking garage key cards regularly stopped working.
Mail security is poor. My Georgia ID was stolen after being delivered.

Maintenance is slow and inconsistent:
My heat failed and took about a week to repair.
My AC failed and took two full months to fix, during the worst pollen season on record. With windows open in the heat, my apartment filled with pollen daily. After weeks of escalation, was offered a small gift-card concession.

Building issues linger:
A major roof leak outside my door soaked packages and turned the walkway into an ice rink in winter. It took months to address, and only the leak was patched while the ceiling remained caved-in and unrepaired.
My carpet is disgusting and should’ve been replaced 7 years ago.
There are bugs everywhere, despite keeping a clean and tidy house.

Administrative errors and hidden costs:
After renewing, management lost my lease and then double-charged me for a month of rent.
They then lost my renters insurance documentation and enrolled me in an additional policy, despite my confirming coverage multiple times.
A $70 mandatory Wi‑Fi fee was added without meaningful transparency.

This is just a fraction of what I have dealt with. Honestly, I’ve forgotten about more bad things that has happened here in the last year and a half, than other people have dealt with in their entire lifetime. Aventura has been unprofessional and negligent. Please, STAY AWAY at all costs.

If I can give 0 stars I would. Please believe the reviews about the assistant manager and her unprofessional behavior towards long term tenants. I absolutely loved the old management team, but this new management team are horrible. Mia Adams the Assistant Community Manager is so rude. She always has an attitude and is very unprofessional in behavior. I have been to the office on different occasions and it’s always the same energy I come in very welcoming and nice and she is always sitting behind her desk looking miserable won’t make eye contact and never willing to help. I will be making a formal complaint to corporate about how I feel as though I am being treated as a tenant versus a new prospect for the community. It is very discriminatory and I will be taking this as far up as I possibly can. And do not write me asking me to contact the office so that we can talk about this matter I will NOT! At some point after reading the reviews upper management should see a trend this is very disappointing and I will not be renewing my lease!
