May 4, 2026 at 4:58 pmAvalon Clinton is an amazing place to live. The concierge staff (Alberto, Kimo, Kyler, Daniya, and Shanell) are always friendly and take great care of my packages. The cleaning and maintenance teams (David, Harry, Adrian, and Maria) do an excellent job of keeping the property in top condition. The gym is fantastic—rarely crowded, with new machines that are always spotless. The views from our apartment and the rooftop are truly epic. The location is also great: just minutes from Midtown, yet far enough to feel removed from the chaos. Plus, there are several excellent restaurants nearby. Overall, I couldn’t be happier living at Avalon Clinton.

I’ve been living here almost 6 years, apart from a few random delays, its been amazing so far. The building is close enough to midtown but far enough to be quiet and peaceful. The roof is my favorite spot. Shoutout to Jason, Seth and the concierge team as well.

May 4, 2026 at 4:58 pmI want to start by saying the front desk is absolutely amazing. It is such a joy to see the concierge every day when I come home.
However, I’ve had some problems as a tenant and want to share my honest experience in the two years I’ve lived here. There were many problems with my unit when I moved in, which I couldn’t have known ahead of time because they would not allow me to view the apartment until my move in day, AKA after signing the lease. I was told that maintenance response time for regular requests was 24-48 hours, and urgent requests were usually fixed same-day, but that has been extremely inaccurate in my experience. Many of the issues have been urgent problems like broken AC/heating (which happened in BOTH of the central units in the apartment). It took a week each time for those repairs. Waiting a week for heat is not the end of the world, but I just wish someone had told me about these experiences so I could have managed my expectations before signing an expensive lease. I just wish there was more transparency/honesty basically.
It’s always been difficult to get ahold of the leasing office, which has now been made much worse by the fact that they don’t even take walk-ins anymore and they’re only open four days a week. Everything is appointment only. They don’t reply to emails consistently and there’s no way to call them to speak to the leasing office directly, you just get redirected through an automatic system to leave a voicemail that goes into the ether (because they won’t call you back). Their hours are not compatible with a 9am-6pm working schedule either. It’s gotten increasingly difficult to reach them.
They also regularly turn off running water and/or hot water with little notice or no notice at all. I’m talking multiple times a year of not being able to shower (or taking a cold shower), cook/clean dishes, wash clothes, flush the toilet, and stockpiling water (if I’m so lucky as to be notified ahead of time). And the cherry on top is we usually don’t know how long outages will last.
As some of the reviews point out, the wait times for elevators can be a bit annoying. Personally I’m just grateful that I don’t have to walk up and down seven flights of stairs to get home so I guess it just depends on your perspective lol.

The concierge team is also great; Kimo is the man (and everyone else on the team, Kyler and the others, are also all wonderful!).
And lastly, the folks at the front desk are always super nice and helpful: Kalie, Jazmine, Arturo, etc.

Special shoutout to Tori who did a great job replacing out PTAC for the winter. The team is super kind, knowledgable and hard working. We’ve felt very welcomed and comfortable so far and it’s a beautiful building thanks to them!
