May 7, 2026 at 6:23 amI lived here a few years ago and never got the chance to review as I had seen previous mentions of the owners going after renters who left negative reviews and not sending them their deposit back.
Our stay here was the worst living experience we’ve had. There was never ending loud maintenance and renovations constantly going that left dust and debris everywhere. It was a hazard to get around, especially if you had older family visit or children. Black mold was exposed under the siding before being replaced (not fixed, just covered up).
The parking is horrendous — you will not find a spot if you get there late at night and don’t worry, you WILL get towed. I got towed twice due to their lack of parking, and since it’s on a main road you’re really SOL. Residents are always parking in the 2 guest spots so if you have guests over, good luck.
My worst issue here was that I witnessed a SHOOTING. I was woken up at 1 AM after hearing yelling and gunshots. I called 911 and the incident was even reported to KBTX. All I got from management was a halfassed “sorry about that”. We cut our rent early feeling completely unsafe (mind you this was the SECOND shooting here in our span of living, although I didn’t witness the last one). They offered no discount or anything for the renovations and shootings and even UPCHARGED us.
The absolute worst apartment in Bryan and I hope they eventually shut down. Please take this as your warning not to live here…

Management, leasing, and maintenance team are friendly, responsive, and efficient. The units are very nice. Parking can be a bit of a problem, especially if you arrive later at night. I would highly recommend paying for a reserved spot. All and all, I have been quite pleased. What a difference it makes to live at a property that cares.

May 7, 2026 at 6:23 amI moved here in November 2025. Since I have been here, regency has been the best place ever to live. Maintenance has always been on time when any request I have and Front office has also been good too. Austin and Brittany have always been there whenever I have a question or concern about something with my unit. And they are very respectful! Only complaints that I feel like I have is with the walls being thin and you can hear pretty much everything going on with your neighbors lol but I trust to keep the peace and being respectful to everyone. Oh and with parking, it can be a bit of a hassle. Especially at night time trying to find parking available. I have never gotten towed because I follow the guidelines of registering my vehicle and anyone who comes to visit through “Rapid Recovery & towing 24/7. Am also on the waiting list to add reserved parking spot. Haven’t heard anything back yet from that. But other than that everything else has been great! No other complaints or issues.

It’s a quiet community (perfect for a PhD student like me), the front office staff is always incredibly kind and helpful, and maintenance is always timely and very nice and attentive!
Austin at the front office deserves a special shoutout. He always has my packages ready for me when I walk in the office door. Once I was on the phone and was waiting to finish the call outside the office before entering to pick up my packages, and Austin (remembering my unit number because he’s so attentive and amazing) brought my packages out to me! This staff is so incredible!
I’ve seen some bad reviews on this page, but ever since moving here July 2025, I have had nothing but a positive experience. I don’t know if it was the change in management or what, but I love living here and have never had any issues!

We respected the property, complied with policies, and never encountered issues. The owner has always been fair and professional, which is why this recent situation has been so disappointing.
Since the change in property management, my daughter has been subjected to treatment that feels unnecessarily harsh, inconsistent, and lacking in compassion. Policies are not being applied fairly or with consideration of individual circumstances, and the approach taken by the current property manager appears rigid and punitive rather than professional and resident-focused.
