May 3, 2026 at 9:25 amI’m an NYC native and while the location and living along the Hudson River park is ideal 8 out of the 12 months of the year, my 5 years at 180 have been riddled with basic building maintenance issues and astronomical rent increases year over year. (My rent has increased over $1,500 throughout my time here.)
-Building management often changes and lease terms revised each year, each time making terms stricter and not at all tenant friendly. (No month to month options and astronomical fees upon move out!)
-Trusted, beloved building workers of 20+ years have been let go and concierge staff, while always nice and friendly, are constantly changing. Additionally, they rarely have any helpful information when it comes to building issues, updates.
– We experience constant elevator outages, laundry repairs and heat/hot water outages with NO notice and no status updates on repairs. I suffered through the flu this seasons and on a 20degrees nyc day from 8am-after 8pm with no heat/hot water and no one available to provide updated, I landed in urgent care and the building refuses to make any type of rent concessions when then outages happen.
– The laundry and amenities have been a constant issue as they are dated an not well maintained. We finally got several new laundry machines, but the price to use machines keeps rising and now all leases require a monthly $100 amenity fee- not worth it. The biggest perk is the location, the amenities are not a draw, they just want to add another $100 to your rent. (Gym is fine, very basic.)
– The leasing staff and representatives are not very helpful as they change frequently as well. They call for lease renewal reminders, but it’s an automated machine and hard to get an actual person on the phone. They are very slow to answer emails and offer no solutions, just clearly looking to make more money for the company while not addressing fundamental issues of the living experience.
– The building is currently undergoing some outer repairs and I live on the 19th floor and have men outside my living room window before 9am.
While it’s a nice building and location, just know what you’re spending your money on and think carefully when weighing all your options.

The location is unbeatable, situated right by the Hudson River with stunning views that change with the seasons. The proximity to parks and walking paths makes it perfect for outdoor enthusiasts or anyone who enjoys a leisurely stroll.
The apartment itself is spacious and well-designed, featuring modern finishes and plenty of natural light. The open floor plan creates a welcoming atmosphere, and the kitchen is equipped with high-end appliances that make cooking a pleasure. The living room is a great space for entertaining guests or simply relaxing after a long day.
Amenities in the building are top-notch. The fitness center and the lounge is well-maintained and rarely crowded, which is a huge plus.
The laundry facility is not well maintained, not clean, network is bad sometimes too. As a result the app is difficult to use.
The second drawback is the street noise, if your apartment is facing the river! The apartment is noisy and one has to get used to this noise to live here.
The management team has been responsive and attentive, making sure that any maintenance requests are handled promptly. Special mention is Brayan at front desk who is very helpful. Also Raul A – General Service Director, deserves special mention for his helpful nature and pleasing personality. Mateo Salamea Montaleza does his job effeciently. The maintenance team is hard working. The overall sense of community here is fantastic, with friendly neighbors who make it feel like home.
Overall, I highly recommend 180 Riverside Blvd for anyone looking for a comfortable, stylish, and conveniently located apartment. It’s truly a gem in the city!

The lobby and staff are great, but the location is noisy due to the nearby West Side Highway. The apartments had noticeable drafts and dust from gaps around the windows, AC units, and entry doors, and the manual AC was loud and difficult to control.
The units and amenities feel dated, with recurring issues such as bathroom humidity, odors from vents, and occasional pests. Hallway temperatures were consistently uncomfortable—cold in the winter and hot in the summer—with no AC in the public hallways except for the lobby. Elevators had periodic outages, and the amenities are limited. I did not use any of the amenities. Utility and amenity fees also add up quickly, making the overall cost much higher than expected.
Another thing future renters should be aware of is that the total cost of living has increased over time by approximately 35%. Utility fees and other charges that were previously included are now billed separately, which can significantly raise the monthly expense compared to previous years. Additionally, lease renewals are only offered year-to-year, with substantial annual rent increases.
The challenge is that once you pay all the upfront fees to move into a rental in NYC, you face the same costs again if you decide to move out, which often makes staying in an overpriced apartment feel like the only practical option. So you’re trapped.
Overall, despite the kind staff and nice entrance, the apartments and amenities didn’t match the price, and I’d recommend comparing options from smaller landlords or individual owners.

May 3, 2026 at 9:25 amIf you love wildlife, you should absolutely consider moving here. I personally enjoy the frequent cockroach sightings in my apartment. They really make the place feel alive.
I have been dealing with a roach infestation for months. I’ve submitted more than five service requests. Each time, management conveniently closes the ticket and informs me the issue has been “resolved.” An interesting claim, given that I continue to find roaches in the kitchen, the bathroom, and now the living room as well.
Last week, I went out of my way to speak with Peter in person because the online requests clearly weren’t working. He assured me maintenance would come immediately, appliances would be removed to identify the source, and an exterminator would follow the next day. None of that happened.
Maintenance showed up three days later and only repainted the cabinets, leaving my kitchen covered in dust. The exterminator never came. No follow-up. No explanation.
Today alone, I killed three roaches.
For a building that charges luxury-level rent, the expectation of a clean, pest-free apartment does not feel unreasonable. What is unreasonable is paying top dollar while management repeatedly ignores a basic habitability issue and pretends it’s been fixed.
If you’re looking for premium pricing with bargain-basement standards and a hands-on experience in pest control, this might be the place for you.
