    ⭐️ 1/5 — Do not be fooled by the 5-star reviews

    I lived at The Residences at Capital Crescent Trail for ~3.5 years (2022 may to 2026 Spring)and this has been the worst apartment experience I’ve had. If you’re considering this place, please read the lower-star reviews — many of the 5-star reviews do not match the reality residents deal with.

    1) Noise / “sound amplifier” units (especially street-facing)
    If your unit faces the street, it’s not soundproof. You can clearly hear cars, pedestrians, and general street activity. A colleague who visited described it as a “sound amplifier.” Combined with ongoing building work, it’s hard to find quiet here.

    2) Constant construction
    The property feels like it’s always under construction. If you work from home or simply want a calm living environment, this is not it. The noise and disruption are frequent and exhausting.

    3) Power bills are high (no central A/C)
    Expect high electricity bills. The building does not have central A/C, and the overall power costs here are noticeably higher than anywhere else I’ve lived in the area.

    4) Fewer amenities, higher costs
    Over time, amenities were reduced while costs increased:
    • The pool was removed (formerly near/around the area by today’s gym) and the space was converted to units.
    • Parking used to be free and is now ~$120/month.
    • There used to be shuttles to Friendship Heights Metro — those were discontinued (stopped around 2022).

    5) Move-out / lease experience
    The last straw was my move-out experience. My lease ends in mid-May, and I notified the office on 02/16 because I had an employer-required relocation to Nashville. Despite providing documentation and the fact that I was leaving only a few weeks before the lease end, I was met with an inflexible process and significant fees that felt punitive rather than reasonable for a long-term resident in good standing.

    Bottom line: between the noise, constant construction, amenity cuts, and fee-heavy move-out process, I can’t recommend this community. If you want a quiet place with stable amenities and straightforward resident support, look elsewhere.

    I have lived here for over a year and there has been constant construction to the point where it feels unlivable. I tried to voice my concerns, but was dismissed. The latest project is for windows. I received a packet stating I would still be able to work from home, so imagine my surprise when I come home and everything is covered in plastic. When trying to communicate with the workers I was unable to because they didn’t speak English. This continued for 3 days. I attached a video. – I also reached out and no one responded.

    All of the 5 star reviews are fake or doctored. This is the worst apartment I have ever lived in. Not only do they take away amenities and charge you the same rent (actually attempt to illegally increase it over the legally accepted rate) all of the people working here are extremely unhelpful and will disregard your concerns. The heating bill is exorbitantly high. There are no more shuttles offered. Walls are thin. Constant construction. Parking fees are ridiculously high. They charge hidden pest and electric vehicle charging fees to your rent. The leasing company is in Colorado and works incredibly weird hours and are extremely difficult to get ahold of. DO NOT RENT HERE!!

    Visited Capital Crescent for a possible rental. Manny, the leasing consultant provided an amazing experience from the start. He was not only professional but knowledgeable and incredibly patient. Communication from him was seamless and answered all questions in a very timely manner. Highly recommend working with Manny to anyone looking for a rental.

    My living room heating /AC unit was fixed within an hour of my asking for work on it! The maintenance guys always do an excellent job!
